Hong Kong’s Lan Kwai Fong Group plans to establish an entertainment zone in the key Silk Road city of Xian, a bet on the mainland Chinese city’s tourism sector and its potential as a burgeoning technological hub, the company’s founder said.
The project will cover 148,000 square metres (1.6 million square feet) in the Xian High-Tech Industries Development Zone in the southwestern corner of the city.
“[The project] is huge and it’ll be the largest Lan Kwai Fong we have,” Allan Zeman, the “father of Lan Kwai Fong,” a popular nighttime district in Central, said in an interview with the Post.
“It’s not a normal Lan Kwai Fong that we pictured where there’s only F&B [food and beverage] restaurants, clubs and bars,” he said. “We want to take it one step further, evolving with time, we want to lead the evolution of entertainment.”

The hi-tech zone accounted for about a third of the city’s total gross domestic product, with a total population of about 13 million at the end of 2023, the LKF Group said.
The LKF Xian project will include four commercial zones featuring immersive entertainment, F&B, lifestyle and wellness and technology, it said.
“We’ll be doing it in a way that’s not conventional, it’ll be very Lan Kwai Fong style,” Zeman said.
The LKF Group signed a commercial management service agreement with Xian High-tech Zone City Core Development and Construction on Thursday.
The agreement covers a range of professional services, including design, construction, leasing, sales and marketing, and property management, facilitating a seamless transition from the pre-opening phase to full operational status, according to a statement from the company.
“LKF Xian is strategically positioned in the Yongan Qu commercial and tourism cultural street within the heart of the Silk Road International Financial Center,” the statement said.
Zeman said the partnership with the Xian High-tech Zone is a testament to the group’s confidence in Xian as a burgeoning centre for culture and commerce.
“We are committed to creating a dynamic environment that not only attracts residents but also draws visitors from around the world,” he said.

The project will take two and a half years to complete, he added. Around 400 brands are expected to occupy the four zones. Zeman said some premier operators are already approaching the company, saying “everybody knows Lan Kwai Fong and they all want to be in here”.
He said Xian’s strong tourism sector and potential as a tech hub drew his company to the capital of Shaanxi province.
“There are tech zones everywhere,” Zeman said. “[Xian] has high quality construction, rapid project implementation, with planned vision of being a technological hub. I believe it might be the Shenzhen of the North.”
“We picked the perfect place, because we saw the [vision] of the hi-tech zone, and the huge size of the project,” Zeman said, adding that the city attracts several million tourists a year.
More Lan Kwai Fong projects in mainland China are in the pipeline, the company said, with two potential plans in Chongqing and Sanya.
“We are planning to build more, but we are very selective,” Zeman said.
He said his company is confident in China’s economy.
“2025 will be a good year for China,” he said.
